@Michael Darten  Most property management agreements have the monthly PM fees based upon a percentage of rents collected.  

I believe some do own a 2nd place near Los Angeles but a fairly small percentage.  

You can negotiate a flat fee, or percentage of their profit of any deal. 

Regarding DTI - mortgage industry will alllow around 40%, but tenants tend to pay a higher percentage of their income to rent/housing than homeowners.

@Zach Howard there is no agreed upon Classification in the 1-4 unit market.We've done our best to logically create a system for our market, mostly based upon relative sale prices, but also using crime rates, rents, occupant income and a few other variables. 

Next, what percentage of the real estate will you own? 

The rent control in some cases is really unfair to the landlord as the percentage increases are virtually irrelevant when the rent is a small amount.
