There are many with 600 that are living on the edge and will end up bringing you down with them.

The buyer only ended up bringing $3k to closing and has a rehab loan.

I think it comes down to mindset and ones upbringing on how they perceive money.

I always saw my dad as very financially responsible, coming from a very poor upbringing and making a comfortable life for our family.

Where we have several student rental properties, it is not unknown for us to get the odd high maintenance tenant - typically someone who is living on their own (outside of university residence) for the first time who comes from a privileged and sheltered upbringing  (but not always),   Rather than establish a poor rapport with a new tenant by getting into a back-and-forth over procedure, we explain the reason we ask for service requests in writing is to ensure that no details are forgotten when we review the work with our handyman or trades.   

Let me give you an idea of where I'm at so far.First off, I think its important to start off with my financial upbringing.

This house also passes the 2% test and 50% rule.I didn't grow up in the highest class areas and while I did spend a lot of time in "ghetto" type areas growing up, I consider myself extremely fortunate in my upbringing. 

The problem with selling right now is that you may end up bringing money, and perhaps a lot of it, to closing:  If the cabin you paid $750K for and financed @ 5% APR is barely making numbers, what fool is going to pay more than $400K for it @ 9 or 10% APR?  

I had always been curious about real estate but was trapped in a scarcity mentality due to my upbringing and can now see how changing my state of mind opens up so many possibilities in my life.

Thanks to my upbringing and some internal limiting beliefs, I never thought I would own more than a few rentals.
