If you have a particularly small bedroom, stage it as an office or nursery so that a buyer can see that it's still useable You are not paying for some decorator's taste.

The layout of the two smaller bedrooms has one captive (meaning you can only access bedroom #3 by walking through bedroom #2).I thought about adding a 1/2 bath on the second floor and combining bedrooms 2 & 3 and had a contractor suggest leaving it as-is and calling bedroom #3 a nursery/office.

We stayed at that property for 14months by that time my middle score was 685 so I was able to qualify for my own FHA loan eith 3.5% down ,which I used to buy a 3 unit property for 135k from an investor I meet at one of my REIA meetings , that property was a much older property with two  3 bedroom 1 bath and a large 1 bedroom  1 bathroom with a large office space which we used as a nursery , we moved into this new property and rented out the 2 bedroom we were staying in .

My experience, and I have vast experience in this industry, is that the only people that can make the numbers make sense are commercial outfits (i.e. nurseries, golf courses) or large-scale housing projects that have a lot of grounds to water.

There are a few properties that I am interested in that are a single family home and then there is an extra living space (finished barn on one, basement apartment on another, former nursery on another) and my lender says he thinks I could purchase one of these and go FHA.
