Hopefully, not an expensive tenant or Fair Housing lawsuit.100% of what @Travis Biziorek states is true, but he left out a key fact - he lived in the Detroit area when he started investing here, so was able to self-manage and meet everyone he had to hire face-to-face.

That is "true"....Here is the bottom line, and I am going to skip over the entire foreclosure process unless someone specifically asks. 

Especially if that’s true for both halves of a couple. 

But I do see many groups just now learning the true nature of social media.  

While the financial rewards are great, the true treasure is who you become along the way.

One rental(two units) just finishing renovations and spent 15-20k of my own money so saving will be easier soon instead of loading my credit card then paying it all off every month.

Credit Karma has a fantastic "score simulator" tool that you can use to project credit score changes (paying off balances, opening a new card, using an old card that has not been used in some time, just paying your bills on time for 6 or 12 months).

If you do decide to do mailer(s), then I would advise you to personalize the card and do a handwritten note. 

I replied I had credit cards but no photo id.

However, not one general location is going to help you determine whether it's a good market for multi family or single family etc.The one true way to start looking into a market is talking to an agent who knows the area.
