Flipping houses is a great way to create huge profits, raise private money and create marketing content around your remodels (the reason HGTV is HGTV).

Seems like they aren't in a hurry to sell if it's been on the market that long and they have raised the price.

Make gradual rent increases to get them back to market rates (research the legal way to raise rents).If a friend or family member acts offended that you're finally taking the investment properties serious, that means they know they've been taking advantage of your ignorance. 

Thanks, I've explored the possibility of raising funds from family and friends but didn't work out. 

Wouldn't it make more sense to raise money privately?

My main goals with these initial projects are:1.Gaining valuable insights into the local market.2.Getting hands-on experience with out-of-state investing, particularly when it comes to remodels and managing from afar.3.Testing the entire BRRRR process to see if it’s the right strategy for me long-term.If all goes well, I’d love to scale up and explore multi-family projects.

Their plan is to raise rents (on the poor remaining souls, improve infrastructure and exert some sweat equity. 

My timeline so far has been:End of Oct 2022 - Permits ApprovedJan 2023 - Lot ScrapedMarch 2023 - Fill dirt brought onto lot, compaction tests in progress. 

I invested to test out the process in the short term, as it was supposed to "mature" and be paid off in March 2024, and here we are in December. 

My assumption is that this means that in order to raise 50 million as a security, the fee for said shares would be just 7500 dollars.
