The tenant may not unreasonably withhold consent to the landlord to enter the dwelling unit from time to time in order to inspect the premises; make necessary or agreed repairs, decorations, alterations, or improvements; supply agreed services; and exhibit the dwelling unit to prospective or actual purchasers, mortgagees, tenants, workers, or contractors.

You could argue anticipatory repudiation, in defense, if needed…You would want to include an exhibit to your complaint demonstrating the tenants intent, in writing, and supply a very detailed and complete declaration. 

If you are not a Realtor, BTW, you can't see the Exhibits entitled "Real Estate Investments of Realtors".

There is actually a whole boatload of money to be made, but, unlike the television shows or the investing seminars, it's hard work, lots of research, and even a tad of luck.
