But many investors don't want to deal with any risk or debt whatsoever, and they don't have the urge to buy more properties. 

If they refuse to come down whatsoever on anything, do you think it would be a waste of time to try small claims based on those pictures?

Theres no financially logical reason whatsoever that you should go into debt for something personal.
