I also purchased the "training/coaching" and received very little support and what I did receive was not very valuable.

The USDJPY is indeed very compelling with a lot of inflows which is supporting the metro areas.

I'm a retired engineer and have been successfully using income from these houses to support my retirement without dipping into retirement savings.I'm transitioning my business from rentals to a franchise and would consider selling one of my houses (5 br/4 ba - the other houses my son while he's still attending).

To support my seller and seize a valuable opportunity, my business partner and I decided to purchase the property ourselves.

Because buying a house in excellent condition and then totally changing the layout can be expensive, especially if it's involving load supporting walls. 

Whereas as a Coach segment would provide far more support for new REI people to find resources that fit their needs.  

The only big issue I ran into is on of the basement walls needed extra support, I don't think a newer build would have that issue.

It's usually best to talk with your neighbors about your plans and get their support as one of the variance tests is that the requested relief does not cause a public health issue or alter the essential character of the neighborhood.Try googling "tests for a variance in [your state]" and talk with your local zoning department.
