You could have someone walk each unit and turn off the water supply to each toilet for 5-10 minutes and see if any tanks runs dry.

or options 3, 4 and 5 don't supply washer and dryers and either the tenant provides their own, rent appliances or goes to community laundramat.

I will be living in the guest house, while renting out the main.Both units are without washer and dryer units, my question is, do I supply them in the main house; or let potential tenants figure that one out?

Thanks- Robert very challenging to wholesale commercial properties as there are a lot less than residential and most are more complex and sellers typically go through brokers and the buyers are more institutional as well.
