Hello All,My name is Kyle Hartzell and I am currently a Field Superintendent for a construction company in the Des Moines, IA area and starting Real Estate Investing  to ultimately fulfill my wife and I's financial goals.

Currently, I have a W-2 position as a Commercial Construction Superintendent Boston area.

I was wondering how you work with your buildings super?I have multiple properties and in each I have a different deal, and with whomever I talk to has a different strategy.Let me take one example I have in nj a 3 fami...

They are refinery contractors whose primary language is Spanish.  1 guy was the superintendent. 

(L) "Superintendent" or "superintendent of real estate" means the superintendent of the division of real estate and professional licensing of this state.

That being said, since I have a background in managing construction as a superintendent, if I were to create a schedule that both my contractor and I agree to, it should be possible to create a contract with liquidated damages included right?

I’m currently looking to work on my first deal.I work for a very large general contractor as a Construction Superintendent, managing commercial interior tenant improvements.My goal for real estate investing is to have enough passive income to achieve financial security.

As a commercial superintendent for a general contractor, it's right up my alley to perform the work as I go to receive the biggest bang for my buck as well as adding another notch to my belt.

I currently work as a superintendent for an asphalt company I have an interesting opportunity with this company because for 7 months out of the year it takes a lot of my time and energy BUT I have 4 to 5 months of the year when I make the same amount of cash flow from them and only have to work 30 hours a week.

But, if they really knew everything about construction they could get a superintendent gig working for a prop manager or construction company making double that, but they would have to ACTUALLY know what they where doing.The point is this, you can struggle through and make things happen w/out paying for real professionals.
