I did this in 2019 and bought a student rental wholly in the IRA.

Overseeing tradesmen while they work on your properties sounds like material participation to me.

Are there some investors who are making enough profits to participate or are these new investors? 

These properties typically turn over once a year as they are mostly student rentals. 

or is it the students that are failing the Gurus?

There are some “hot button” topics on BP which bring out “knee jerk” reactions and sometimes incorrect assumptions from some of us long time and frequent participants.  

As of today I own 13 doors; 3 of them UD student rentals and the rest in Wilmington.

You also don't need to do a traditional long term strategy, is there a draw the  area that playing host to a traveling nurse or other professional/student would be interested?
