I'm thinking I can just write a simple letter giving notice that the lease will end at the end of 12 months letter style without citing any specific reasons. 

I do not know this one specifically but most courses and coaches online are a borderline scam.Couldn’t agree more.

I am on the board of CFRI, the local chapter for the National REIA and we have about 20 meetings a month, many geared towards specific niches. 

There are some hyper specific forums on here as well for everything under the sun, and tons of amazing articles.

My advice would be to specifically retain a potential eviction attorney from the start, in order to be prepared for how this *may* go.

I'm not familiar enough with RDU to give you specific areas or submarkets. 

-Are there any specific resources, lenders, or partnerships I should look into?

If they're doing anything another tenant would complain about I send them a written warning and the minute another tenant complains is when I'll double check to see if I can file eviction for that specific thing and give the tenant three days to knock it off. 

Are you targeting any specific areas/neighborhoods like Maywood, Garfield Park, Speedway?
