I am currently living out of state so I have hired a property management company to handle this task, however, my home is still sitting vacant with very few prospective tenants.

Sitting around waiting and hoping will get you no where.Also, history seems to repeat itself.

"I would think most beginners in real estate who have not done a deal or many deals.. this type of thing may be too advanced .. not sure.. but for those that are looking for next level like to interact and want to talk to someone weekly like they say they do.. could be a good thing.. as long as the so called life coaches that take the weekly calls are not sitting in a call center in Utah reading from a script.. like the TV fix and flip guru mentors."

I move along past the wins very quickly but sit with the normal and foreseeable challenges/issues for a really long time (and react like they came out of nowhere even though they are normal and did not).I've always been tempted to scoop up a house back home in IL.

It had been sitting around for awhile and was a good small deal to get my feet wet.

Do you have any updates on where things sit with their current funds or just the one you're in?

Please please account for how many months you can carry the house if it sits vacant/ large capex or if you have to go through an eviction.

Their children (now in their late 40s) inherited the house, but they have not listed it on the market, and I heard that neither is willing to move into it from their current setup, so the property has been sitting vacant.
