Owning an investment property is much much better than keeping your money on the sidelines.

FYI: If I keep I will be sidelined for 8-12 months until I can buy another deal.

Demand side:  Tons and tons of prospective buyers have been sitting on the sidelines waiting for rates and/or prices to come down the slightest bit. 

After all lenders and agents will be motivated to keep deal flow churning and not have a stagnation period where all first time buyers sit on the sidelines saving extra for their down payments. 

Meanwhile, the rest of us are becoming millionaires while you wait on the sidelines.

If you think about your question, MANY investors and home occupiers are asking the exact same question, and staying on the sidelines. 

I’m sitting on sidelines too and now just going through syndication as an Lp or investor.

.-- This demand collides with the under-building of new homes that happened after the 2007-2008 recession.So ... unfortunately, if you're sitting on the sidelines waiting for prices to come down, you're gonna have to wait awhile.
