It doesn't require all the finesse that wholesaling does - you have the money, you buy the property - regardless of your personal capabilities.  

Eventually when the property sells, you will have long-term UBIT, which is about 20%, and remember the carry forward loss capability.

I'm exploring different options for building on vacant land here in CA and am very intrigued by pre-fab home designs (Walls etc.. are assembled in a factory and shipped to site).

(Not to say its there might not be very capable lenders here on BP as well.) 

I understand there is also property management software that combines ACH payment capabilities with feature with basic book keeping features, perhaps work orders/repair requests, document(lease) archives, leasing/listing features? 

I have contacted many Chinese suppliers and the best quote I was able to find is at $17’000 not including shipping.

That ship has sailed now but you should keep the 2-1 buy down in mind as a possible tool for future purchases.
