The most reliable way is look at other STR's in the area and see what their nightly rates look like over the year and look at their occupancy rates.

Right now we're inquiring with our insurance provider to validate proper coverage, checking with our rental license if it covers uses like this, and working through what a lease would look like. 

It more likely may be found with a local investor/teacher doing “hands on” mentoring himself and not through an organization run like a production line.
