I was just on their website looking at the permit process:CityofSac-STR PermitLooks like 90 days max until you get a conditional use permit but still reading as it seems a little unclear:A short-term vacation rental may operate from a location that is not the operator's primary residence for a total of 90 days in a calendar year.

Laundromats that are next to (same building) or attachedwith an access door to a coffee shop, cafe, etc are the best ones to get.

But my suggestion for future listings.Look at days on market in the area that you are going to list.

I stay away from them these days and just wholesale.

Just normal stuff that happens in this biz when you're dealing with so many variables and things like that.At the end of the day, what you want is someone who will shoot you straight and who will do what they said they would.

At the end of the day its about price and terms. 

Letting someone out of the lease is not the same as nullifying that the lease ever occurred; it is just an agreement that you won't go after any additional months of future rents that would otherwise be owed.

2) I bet you could draw that same or even more extreme graph for new car prices.
