Real Estate I believe has trumped all that in the sheer amount of focus and time I have had to give it to achieve what I consider a well rounded understanding of it on a basic level. 

The bottom line is this: Concealment is not asset protection, proper (time consuming and expensive, I know) management, and good, prudent, practices (ditto), WHICH ARE ADHERED TO, and insurance (expensive), are needed for asset protection.

This area definitely gives you good weather year round, summertime gets hot so as long as you're getting systems serviced before then and then in the fall you're usually ok.

I think if anyone chose to focus on inbound crews and create parking like you said, as well as crew amenities (large dining areas, etc), they would be booked year-round and in-demand.
