I am going to respectfully disagree with you on this statement.  

Those states are essentially bankrupt and they are experiencing a net annual migration out of their respective states.

I find this discussion very informative, and have to say I appreciate how civil and respectful it has been despite opposing views.

A FHA 203k Loan is where the purchase price and rehab costs are rolled into a single loan.Assuming you have a respectable FICO you can buy, with a FHA Loan (3-5% down, a 30 year amortization schedule, and a residential loan rate) AND because you closed personally, you will not have Asset Protection, in the form of closing in the name of a LLC/ LLC taxed as an S Corp, or an S Corp.

The bleeding is now over and you can move on with a quality tenant that will provide you the cash flow and property respect that you deserve. 

There is a way to do it with respect to all parties, but that's not why people are signing up.

Glue residue can really be a pita, but a judge probably doesn't think so, but will usually respect hired out repairs.
