If they pay late now as is, let's say they lose a job or have a temporary loss of income, you're kind of SOL.I would look to build reserves between now and August.

Of 10% management 10% reserves. not understanding asset class's. so when you get into a CD class your serves need to be doubled or tripled.. 

If they don't have provable reserves, we don't send them the Subject To.  

We just need to verify that you have cash for the downpayment, closing cost, and up to 6 months of the mortgage payment as reserves.

Hi Trevor,I work at a local property management company based in Kissimmee and we are seeing quite a bit of STR convert to LTR because of the lack of reservations they had this past year.

Just plan for reserves if it takes a year or two to break even.Take your time, do the research, and trust the process.

The loan is in process and through our financials and reserves we will achieve it.
