My plan for my for under 10 properties is to have $10k-$20k for reserves (whether it be untapped HELOC money, or cash sitting in a savings account), As things come up, the reserve fund will be replenished again.

Sometimes the government also expands flood zone designations to areas that likely won't flood in order to force more homeowners to buy flood insurance, thus spreading out the government's risk and replenishing flood insurance funds (or so I've been told).

I don't think these are mutually exclusive options.For me, I would like to give whoever interested choices that work for them.If you want to flip open the info box, and pull out a piece of paper with information and pictures, you have that option...until the papers run out and I am not there to replenish it.If you want to scan the QR code to get to the web site with more details and more photos, great.I could put on there a URL address, or a phone number.

Past June of 2013 you will be stuck with the FHA mortgage insurance forever regardless of the value of the property down the road.FHA has been given a mandate by the government to replenish their losses from foreclosures the last few years.

Rich: Cash in the bank to be spent with little to no replenishment system.Wealth: Assets (property, business, cash investments,) that provide a continual flow of money no matter what.In order to go broke a wealthy person would need to cash in or sell the assets to spend the riches.

Also because the bank normally likes a property to season, if I tied up all of the LOC into a buy and hold I would also have to wait to replenish that LOC.
