We are ready to move forward to begin acquiring more properties, but I am wondering what has everyone done in order to minimize taxes for their real estate? 

Not all investors have the experience or team to do the deal on their own, they need/want guidance to build their confidence so moving forward one day they can do it on their own. 

Since moving into another fixer-upper isn’t ideal right now, consider leveraging your $40K for a low-money-down investment, like house hacking a small multifamily or using creative financing (seller financing, subject-to, or partnerships) to avoid tying up all your capital.

Finding reliable contractors for out-of-state investments can indeed be challenging.

As big as you are, you should consider moving the properties into multiple LLCs (my personal rule is no more than $1M in single familys in one LLC, but this may need to be higher in your area). 

Thanks Andrew definitely a few things to consider except that I cant move in with any family members as my wife would kill me hahaha  Yeah, thus the "if you are single" qualifier.
