Finding a reliable contractor for the rehab portion and then a good property manager once it's rented seem to be the biggest issues for those who aren't local. 

I really want to find a reliable and reputable PM to work with during this process.

Since I am having my prospective tenants cover the cost I would prefer to have the lowest cost option that gives you the most bang for your buck, but at the same time I want to be sure that what I am paying for is reliable.

@Elliot B.I doubt a energy meter based on airflow, heat - etc - of any variety - would hold up if challenged in a court of law - 

No AI, no software no gadget, no magic pocket list, no nothing.The only way to reliably and consistently get in touch with motivated sellers is for YOU to make it extremely easy for THEM to find YOU!

Find a reliable Realtor, as they can refer you to other key team members.

I think its worth the time to and energy as it will pay off and if you end up with a bad deal it will serve as a learning experience.
