Maybe you could extend the closings with some additional earnest money (even if you release it) and buy the time so you can simply do a regular 1031 exchange.

I'm not not interested in regular old notes :) But, I do like partials (I've done a few others).

These logs regularly end up in the Tax Court and are usually destroyed upon review.

I don't like the returns but we use regular savings accounts.
