if you pick a random property in Akron (i was just there, randomly) that you haven't seen, that's listed on Zillow, and turn it over to people you haven't met to manage, it is nearly guaranteed that you will lose money.if you're serious about this, i would recommend that you go there in person, meet agents in person, build a network in person, and conduct your property search in person.and if you can't go there in person - i wouldn't give up on Oregon. i know, i know, you're going to tell me it's 'too expensive.' and so yes, it's difficult. 

There are so many forum posts from investors who buy a random property thousands of miles away based on recommendations from people they don't know and unrealistic spreadsheet math, get crushed by capex, and give up. 

Aren’t doctors busy enough why do you want the headache of some random house in some random city.

I had an applicant years ago that got a random $10K deposit and that was a red flag to me.

Have you ever had your credit pulled for a mortgage application and within a few hours your phone is blowing up with calls and text with random mortgage companies reaching out?

How is it believable that that several people randomly open accounts on the same day and decide to make their first post about Pace Moby, with no external prompting?

Got to give a shout out to a tax lien investor who had some random gmail address and went by the name Ben.So, one of the unique things about note investing is when you buy a pool of assets is sometimes a seller is closing out their fund and will include assets that have no value.

I feel stupid calling one at random and just saying I have an interest in buying commercial with no real criteria or research done before hand.
