@Jonah Gunalda you fit the profile of a large segment of the passive investing community--someone who has a good income from something they are really good at, and would like exposure to real estate in their investment portfolio without distracting them from that very vocation that put them in the position to make such an investment in the first place.There probably isn't a "typical" profile of folks who do not and would not invest in syndications. 

BTW, I have a 2 decade long Facebook profile and hundreds of "friends" something you don't usually see with scammers (new profiles created with very few friends).  

At the time I looked, 20 or so years ago, the problem with smaller down towns is the proliferation of nearby strip malls, where the stores are surrounded by a large parking lots, and for laundromats, attract more customers as they can park easily, walk to adjacent stores for shopping, snacks, and browse newspaper and magazine racks, which explains why they do better, there's more customers.

I look at it as what are my other options, where can I earn more BUT and a big but that most ignore, what is the risk profile of the investment?

You want to mitigate cash flow loss while prioritizing quality land for appreciation, tenant quality, and to lower your risk profile. 

Most of the profiles didn't even have a picture or any sort of activities.

I can say the number of private messages I received lately from people offering private money is off the charts, which I also find comical as they clearly did not read my profile - and yes my response back is not very kind to them. 

But you do something that fits your risk profile and lets you reap the reward.

I'm very curious about q4 earnings, especially a couple of weeks post inauguration when the price of speculation has caught some growth stocks faster than any tangible earning profile or directive in the future.
