What is a storm rips through and trashes the roof, BUT the condo project does not have enough insurance coverage to fix it, the value of the all the units in the project just went down. or, even if they are able to fix it but  the coverage premium doubles so the HOA has to double the monthly HOA dues but half the complex can not afford it?

. :).I get it on these small NP seconds  a buy back for your company is not probably a lot of money.. so as long as you don't have a run on the bank and the fact that there is probably a very nice premium on the note in the first place your buy back is doable..

The whole point of sub-to is to obtain title for next to nothing with a great rate while avoiding most closing costs.Pay a premium for an option to keep the seller in title, risk title problems by doing so and then exercise the option just to pay full closing costs with a new crappy rate.
