Unlike normal legal proceedings, you are guilty until you prove you are not.Additionally, this would be for YOUR travel only.  

As soon as your management company shows you they are bad -CUT...don't wait...they wont get better if you plead with them, politely discuss the issues, or angrily discuss the issues.

You should not feel pressured or guilty about it, this is totally business as usual.  

About feeling all guilty for the tenants having to wait a whopping two days for a repairman... in VT you're allowed up to 30 days to initiate a repair for anything that isn't an emergency... take a breath!  

In other words you'll be presumed guilty until you prove innocence (relatively speaking of course.

I suspect you're suffering from a bit of guilty conscience, which is probably warranted as it shouldn't take 5 weeks and 4 techs to fix an AC unit.

The best he can hope for is to plead ignorance; blame the contractor, and hope he only gets charged for the water that has been used and not being fined in addition to usage.  

I was in the car business during the 90's ( jeez, I just dated myself) & still feel guilty about the things I was told to do.

Stop feeling guilty about it - if you got a property with minimal rehab needs for a great price, good for you.
