I am far from an expert in this field as I have been learning alot myself but cap rate does play a role in your type of business.

I see it as most people are so wore out from being at the parks all they that they pass out and get up early to do it again.I don't even turn on the TV when I'm there.Kids have tablets to watch their stuff and play games on.

You have to value your time, leverage your skills, and execute a long or short term play. 

Appreciation in most Sec8 neighborhoods is very low so it’s a cash flow play.- I would highly suggest you plan on using a property management company.

Since COVID, the demand for cash actually increased, so this is a recession resistant play.

You just have to do a LOT of homework and play by the rules.

Negotiating is a skill that needs to be practiced and consistently role played to get right.

There is not a lot of data for MTR comps so I look on FF to see how many MTRs are in my area and what the rate is, and I play around with AirBnb to see what  a monthly stay would cost.
