In general I say its a personal preference and there is no right or wrong here, just what works best for you. 

If you just hire the cheapest or first PMC you speak with and it turns into a bad experience, please don’t assume ALL PMC’s are bad and start trashing PMC’s in general.

(I assume you won’t find a 1 hour a day type person.

The agent is the person who will have all the data, when you do comps are they on Zillow or Redfin?

if there is someone who can build at a lower price in Columbus Ohio than us (my partner and I with both 10+ years of construction experience and I bid on a national scale) why not reach out and try.

He only pays $325/month.For people interested in the numbers:Purchase Price: $250,000Rents when fully occupied are $5,500/month (most units rent for $175/week) My monthly expenses are roughly $2000/month (working on lowering this buy buying the Water softener isnt of rent, switching the internet/cable company, and adding insulation in roof to lower my utility bills)The best way to get started is to just get started, I dont have all the answers but it seemed like a good deal and a great learning experience! 

You want some time to figure out your operations, get experience, and get good management in place before scaling. 

For the person that can tolerate the variability of returns, the IUL is probably the better choice with the best long-term prospects for growth.

Personally, I liked Debexpert more, but everyone has their own opinion and Paperstac is good to buy an asset if you know what you want and if you need to sell a note quickly.
