And they had taken the kitchen cabinets apart and burned them in the fireplace for heat.....I salvaged some and painted over the burn marks, didn't look half bad....ya can't make it up, right?

New roof, siding, soffit, fascia, flooring upstair, repair fencing, yard work/landscaping, new flooring upstairs, new vanities, kitchen remodel, new paint job What was the outcome?

I see investors selling for $100k-$125k above purchase with full kitchen, baths, flooring, paint, etc rehabs.

And so frustrating that nearly every article in the media was biased towards the tenants' struggles and painted landlords as greedy and unsympathetic. 

. - New windows, AC ducts, attic insulation, gutters, appliances, fans & lighting, paint, and tile.

getting a place painted and ready for a tenant - sure. 

Replaced floors throughout, painted every interior space, new hardware everywhere.

I gutted it and added new drywall, new light fixtures, new bathrooms, new paint, new kitchen, new furniture and new flooring and new windows.

Paint and carpet are tough enough to organize remotely.

Originally I wanted to do painted concrete, but that would leave the perimeter sticking up.
