Reality is few markets have out performed San Diego in residential ROI and no one should be choosing a different market based on historical ROI.  

I would have to buy a lot of properties in Indy to outperform my CA properties.

(One Airbnb client of mine outside Denver added a hot tub and barrel sauna and outperforms his competition by nearly 40%.)

All of my Colorado short-term rental buyers who add a hot tub are outperforming competition by 25% at least.)

I have not specifically analyzed it against stocks, but when I bought it, it was outperforming stocks.

Honestly, in 90% of cases, our MH rentals have outperformed any other asset (when returns viewed on per-unit basis).  

Higher risk means higher volatility and thus a higher probability that expected returns do not actually play out as planned.The low risk markets though tend to overtime far out perform the high risk markets.

Consider taking advantage of high interest rates by buying first trust deeds, currently paying 9.5% and outperforming most new rental purchases.

And potentially a kicker / extra payment when you sell or refinance if the property outperforms certain metrics.
