Go with a larger outfit, interview several and spend the time to get to know your manager... not the owner of the company but the actual manager.

Unless you own some land that they want to rent, it's probably pretty tough for you to get a superior return when dealing with those big boys.I think if you were to "google" the words billboard and Houston you might find some pretty good background on how one of those outfits was continually hosing a landowner in Houston and the ongoing (for about 8 years) legal battle he had with them.all cash

It is a duplex with two mobile home lots also on the lot, I have worked out the issue with the mobile homes so they are not the problem, however the duplex is currently being occupied by me, and a business. the duplex was previously used as 100% residential, and is still outfitted for full residential. is this gonna be considered commercial.

I usually hire handymen who I vet and have give me a referral from Craigslist and/or smaller companies who are run by a person or two who used to be with a bigger outfit and really only advertise on Craigslist.

I do get the impression they're a small outfit.

That is what I can do as a one man outfit.
