Nothing detracts from a showing like pet odor or the musty smell of a vacant home.

There may be some grumbling at some point if you just try to get a realtor to do a CMA as one of your partners might question the relationship and if it bias' the CMA.The appraiser is a professional and independent.

But you have a full time PM to police this issue and they will be costing you money to get the smoke odors cleared for new tenant turnover.

The tenants are now gone and we pulled up all the carpet, had the vents cleaned, used an ozone generator and we still have an odor coming from the cold air vents. 

She may also be the one smoking and plans on implicating another party should the odor be detected in her apartment.  

As soon as I and renewed the lease the tenant wrote me this long message with all these thing wrong, including drain smells bad(she’s been putting bleach down the drain to kill the odor, the lights in the kitchen and bedroom are flickering(this ones easily fixable) & the bathroom floor is in-caving because of water damage(she suggested a new shower door).

The dog has urinated on the carpet which will require replacement (professional cleaning did not get the stain/odor out) and possible replacement of the subfloor as well.

You see bars and restaurants in the same spots a lot of times and then you have noise and odor problems.

Urine odor and pet stains are not ordinary wear-and-tear and tenant should pay for it.

I am not going to try to restore the hardwood floors so I dont care if they get ruined if I apply a odor removing chemical.
