I noticed that its mostly for fairly large multifamily properties, like 100+ units.All other things being equal, at what property valualtion do you think it starts becoming a more reasonable approach?

I live in Sacramento, and have noticed that people are offering either equal or above asking price even for homes that sometimes need 80-100k in repairs and I can't see how they would even make a profit doing that.

Unless the medical condition meets the state criteria for early termination and that the medical notice does not appear to suggest that, you cannot terminate the lease outright/immediately but that you will begin to market the property for rental and upon securing an acceptable tenant, the lease can be terminated pending a satisfactory property walkthrough indicating no damages. 

Only two things matter:  the lease and your state law on termination of lease without notice. 

It might be payment notices are going to a different address and it is simply overlooked.
