@Tyler GilpinEach HUD office in every County publishes FMR ( Fair Market Rent ) reports each year.Just google Name of Counit HUD FMR and it should pop up.You might have to dig around to find it.Or call the local HUD office and they will point you in the right direction 

As others have said, you can do the digging yourself with the municipality or hire an Architect to do this due diligence and provide a zoning and property analysis report bringing all the info together for you.

Many tenants will stubbornly refuse to acknowledge their situation and dig in.

I am still amazed at all the investors who went from their interest stopping to ( I lost all my money) with out digging into the collateral.

But when you dig into the numbers a little deeper, you find that the borrower is lumping closing costs and prepaidsall together.

You have to dig in.  

There really are a lot of facets to this business, so please keep digging to find a mentor/partner that is trustworthy to show you the ropes even if you find them deals and partner together!
