My perspective was from a small business private lender rather than RE lending, but the mechanics were largely the same. 

Personally, I've bought older homes since I invest in mobile homes myself.

The mobile home I would only want to keep for a few years to live in before building a new home. 

If my Toyota needs transmission work, all I care about is whether my mechanic understands Toyota transmissions and how many of them he has fixed before.

He also provides videos on the mental aspect of this business, as it takes "80% mental work" and the rest are the mechanics.

Baselane doesn't currently have an app but I find most of the features that I am using (the banking, bookkeeping, and rent collection) features are mobile enabled and easy to use on my iPhone. 

This far the mechanics of what he is doing are clear to me.

Today he drove over an hour into the woods for us to look at a mobile so my husband does not have to commute.

I've been a real estate investor my entire life, doing my first deal as a senior in high school ($5,000 mobile home).
