I would recommend starting as a Loan Processor first and then transition into it or just go 100% full time and learn the craft.

They are getting what they really want, and you are crafting the deal to where it will still make sense for you.One potential issue is if what is most important to them is also important to you.

Unless the seller you purchased from kept meticulous records, I agree that you should err on the side of caution, because if this does go to court your damages can far exceed the amount of the deposit.

@Andrew TaylorI generally hate to be the party pooper but it's important to make sure that more people don't fall victim to well-crafted misleading marketing without knowing what they're doing.Yes, Tulum and Puerto Vallarta are well-established destinations but, like everywhere else, there are good and bad deals.

I would suggest to meticulously research the area in regards to the class of neighborhoods, school ratings, crime rates and demographics as some areas cash flow well but require more "management" due to the class of the neighborhoods.

If you want to be in Real Estate in any way, commit the next 15 years of your life to your craft and profession.

Some of my most successful clients have done exactly as you described they had a JOB with a REIT or developer and learned their craft before launching out.Trying to get this type of education paying  companies that just sell short term training is very hit and miss.
