Sometimes they still have the garage door and drywalled the inside... meaning that they did not do a foundation on the garage door line : they did not use a deputy inspector, they did not use the appropriate hold downs (metals) for structural integrity, they did not use the right calculations for framing (ie rafters for ceilings ) that are often changed in a garage conversion... did not use proper headers for windows and doors... etc etc I have been faced with these a lot when representing the buyer and I would : 1.

You could go either route but don't mix the two in concept as one is a mule and the other is a horse.And, the requirement that properties be listed for sale by a bank is a bank regulatory issue having nothing to do with the NAR, it ensures that the property is held for sale in a public market at its assumed fair market value.

We know that there is pent-up demand and its generally accepted that that demand is being held back by "high" rates.

I guess that is why so many people buy lottery tickets, to have a little nicer car to drive to work....I grew up watching my mom carefully invest in stocks that she held for decades and built a nice portfolio with, I could never understand people who would get a bonus and spend it rather then invest it.  

The city has a few popular vineyards and every year a festival is held where roughly a quarter million visitors attend. 

Toilet is held by 2 bolts and nuts and any skilled person can replace it in 10 minutes unless it has cast iron waste line or an uneven floor.

@Vinod Moorthy  Wagner said the deposits are held by a title company and you are saying the builder took the 20% deposits.

In addition, real estate is already tax advantaged, so you’re losing the tax advantages of owning real estate.Personally, I think real estate notes are better suited for self directed IRAs personally because you can get decent returns and notes not held in IRA is not tax advantaged. 

Hence the exodus from Mpls too outer ring suburbs where the exact opposite policy's have been held and sworn to be kept. 

I got a quote for 8K sft retail from a construction company for around $120/sft, this includes site prep, utilities, metal building erection, exterior finishes, interior insulation etc (basically build the shell from scratch).
