Tell them they can break the lease (sounds like it is medium term lease) without penalty. 

Another option is to consider short-term rentals or medium-term rentals to boost your income.

I work at a medium-sized wholesaling company and comp off-market deals 24/7, so I can speak for Propstream as a non MLS User with 3 years of experience on the platform. 

Short-term rentals are ideal in tourism-driven states, while medium-term rentals near military bases provide stability.

Gold by comparison is truly supply constrained and has been accepted as a medium of exchange for centuries.

I’m actually more concerned, and my original reference (which I did NOT, unfortunately make clear) was to short to medium term price declines in any market, such as 2008 - 2012, etc.  

This is just the type of question being answered that brings BiggerPockets I to a gossip column instead of a truly valuable medium.
