I currently own a duplex in Massachusetts that I house hacked for 2 years (without even knowing that's what I was doing).

I have an initial list of currently available properties clustered in specific areas, mostly Massachusetts, that are turn key and cash flow positive, minus some development, consisting of $260mil worth of real estate.  

A guy recently came to us for advice: he rented his house in MA and moved across country. 

I m a newbie but seems the people in the KS side has higher income which makes me think they will be able to afford more expensive rents and be better tenants.

And the same goes for landlord tenant laws in many states, and in MA rules can change by town, county, or sitting judges predisposition.
