Another cool thing about that is that most their properties are in the low 100s, which means that I can buy 2 of them, and then buy another every time I can gather 25k more.

They are just going to use their 2nd VA loan to buy their next one while this one is tied up. 

One of my buy box requirements is the house needs to cashflow at least $500 per month or I am not buying it.

I don't care if 99 of 100 homes in the area have K&T, I would NOT buy it and leave it with K&T anywhere.

I imagine people who've had 2nd or 3rd houses in hollywood hills are not interested in rebuilding or doing the work.  How do I go about finding those who'd rather just collect the insurance money then sell it off at a...

But, the profit margins look to be eye-popping, sometimes on the order of 10X or better.
