thank you very much. a lot to digest. it sounds like if my Solo business takes my existing 401k (only 401k funds I do not have roth funds) and my business pays me to flip homes and consult, then i can put my funds directly into the 401 solo plan. i will definitely reach out to my accountant as well. 

There is a lot to be said about the element of surprise.

Everywhere else has a declining population and not a lot to get excited about long term. 

A lot to unpack but my overriding 'advice' for what it is worth is to make sure you seperate the values of the park and the tri plex and analyze independantly. 

If you are building from scratch, see if you can buy a corner lot to build a duplex that has one driveway/garage on one street and the other on the other street-they look more like a large single family home until you go around the corner. 

A lot to me would depend on who had pets, the previous tenant ?

The tax code is complex, and as a new real estate investor, you already have a lot to learn about real estate investing.
