I would use cleaning services but it's my understanding I could use more than one company over the course of the year to limit how many hours one company spends on it.I'm looking into a utilitarian STR more for business travelers, so this won't be one where everything is perfect, it's bound to accumulate wear and tear I think.The STR would be out of state, but I plan to travel there for probably two weeks a year where I would perform many repairs myself.

In a really tight market, you might have leeway of hundreds of dollars before a tenant will even think about moving; conversely, in a loose market, even $50-100 might have a tenant searching for other digs (cheaper or better).

Hey so I just closed on a property in Polk County FL my mortgage is $1535 average rent in the area is $1500–1800 I have a freshly renovated house with 3b 2 ba 966 sqft I listed it on the higher side since it’s remodeled for $2100 I only had one person reach out to me and they were telling me the price is to high and I have not had any applicants I just paid for advertising on Zillow today and I posted the property yesterday I cover water and the property comes with washer and dryer hooks, loose pet policy and there is a laundry mat directly behind it.

Helical piers placed every 5' should fix this, but for a significant cost. 3) Due to a toilet becoming loose and failure to recognize that the toilet leaks every time it is flushed, the subfloor has "significant deterioration."

@Sol BergrenBP had a legend on their podcast episode 399: Jeff Thorman who discussed this common problem.My experience there's a handful of root causes:- Subfloor is not level - in which case this is bound to happen no matter how well you installed- Improper installation - I've found the planks seem tight when they typically have a small bit they could get tighter which is why I always use a scrap piece of the interlocking flooring, then while installing each piece of flooring, I pull into place manually as best I could, then use the scrap flooring to lock into the open side of the piece I'm installing and tap with a hammer as needed until the pieces is truly secure in place.
