I seek zoning variances frequently in Philadelphia, but its a lengthy process and don't personally find it a worthwhile pursuit for legalizing a second unit in a building.

The issue you will come across is the lengthy PPP term on a DSCR loan.

You would have to go in for a variance, and in the city of Miami that is lengthy and pricey.

@Yoav Gilad, this sounds very sketchy and somewhat manipulative, but is there a site or resource for finding property owners with overdue medical bills or expenses?

Do you have significant reserves set aside in case you neeed major repairs or have lengthy vacancy?

I had a lengthy post ready to go but it's 1st vs. 12th grade, algebra vs calculus.You all make very valid points.

There are a few reasons for this but the main driver is the fact that in Georgia the county tax commissioner has an implied lien over ALL real estate owned by a given taxpayer, not just the property or properties with overdue taxes. 

To be honest, you could probably fix the violations over time...there aren't any fines for the violations and they usually can allow you a lengthy time to make the repairs.Either way I'd be happy to connect off line of the forums and talk through the violations to see how we might be able to help!
