What are the best methods to independently verify zoning and land use data to ensure compliance with local regulations?

For the record, I purchased (or got free) a book from Joe years ago called "Brilliant at the Basics" and it was legitimately a valuable resource that helped me in my business.  

What other methods should I use to acquire another property? 

House hacking is the best tried-and-true method for new investors in my opinion.
