I said, "that's right, his attorney left it off, but he stayed 3 weeks after closing and the contract calls for his paying a pro rata share of utilities, and when I took the tank reading when he left, there's only $100 left" So the judge said, "so you owe him $100".

Standard rate would be around $50 - $75, depending on the amount of time and gas it requires from you.this reminds me of the call I got a few years ago from one of my PM's  its a very cold winter in Indiana.. tenant calls and just had a baby cant afford heat and rent.. can they just have a rent moratorium for 3 months then pay the balance pro rata for the rest of the lease..Of course i agree right.. well 3 months are up and they moved out  LOL..

Banks typically want the operators (managers) and enough net worth to cover the loan, which may or may not be the same array of owners (where managers run, but have nominal net worth bringing in members with net worth).UNDER NORMAL CIRCUMSTANCES, profits are distributed pro rata, meaning if you have 10% of the membership interest, you get 10% of the profits.

The 121 exclusion in your case would only exempt a pro rata share of the time you lived in it verses the time it was rental.- waiting until you “have lower income” won’t help much as your gain gets added to your income to determine which cap gains bracket you’ll be in.
