What is the typical PM fee (%) for such a job for the GC?

So you feel like you get plenty of money from your not paid off rentals that allow you to quit your full time job? 

And if they have been at the same job for 10+ years where you know you’ll be able to garnish their wages easily.

I have full time job but can help where I can. 

Currently have a great job but want to start acquiring  2-4 unit complexes.

In Columbus, you can still find the 1% rule and there's amazing appreciation potential due to how much population growth, job growth, and companies moving/developing there (recently Anduril just announced another 4,000 jobs coming to Columbus Ohio on top of Intel, Google, Amazon, FB, Nationwide, Ohio State University, etc.).

It's a single mom with one cute toddler that works her butt off to raise her kid, hold a full-time job, and go to school at night.

Build out the network for GCs in your area and start to bid jobs, then you can build out how much each job would cost.

I tried to work with my tenant but they cut off all communication with me and wont respond to anyone.
