Hey @Maxwell Jacas Firstly, you've set a worthwhile goal and in my opinion, $7000 a month cash flow in 5 years is absolutely achievable.You've already received some great feedback from @Ned Carey  & @Joe Villeneuve in regards to things you should re-evaluate in terms of strategy and assumptions.I'm a Floridian, so I'm obviously biased, but I'm seeing all kinds of cash flow down here... plus, I didn't even have to put on a jacket today!
