Don't let your loan box you in2.

We had to bring the 1925 house to 2023 code which involved un-installing 26 windows that were already nicely installed (in appearance) in the house, reframing them to 2023 standards (at the time) which also involved strapping the bottom of the wood framing with metal straps (mind you this all after we had already completed the inside renovation).  

I'm hesitant to give up my conventional loans on the next cash out refinance for DSCR loans.

Interesting part applicant 2 works for a well known company as installation engineer for 15 years.

The main problem is that most customers just look at the bottom line and mortgage loan officers know that. 

I'd forgotten about that type of loan. 

What loans are recommended?

I was thinking a bridge loan might be an option , and then refi it later and pay back the bridge loan,  but I'm waiting for lenders to reach back out and run some numbers.

Since 75% of the proposed income more than offsets the PITI of the loan, it's a wash.
